Leighton Beach is a 5 star luxury hotel built of modular construction. The building comprises of a basement car park, ground level with pool, bar and restaurant facilities with five levels of hotel accommodation. Xero Fire were the fire engineering consultant to provide a befitting fire engineering strategy to the building. This included the provision of lightweight modular construction to allow a reduction of FRLs throughout offset by the sprinkler system. Other fire engineering items included value to the project to remove fire hose reels, address extended travel without adding additional stair cores and rationalisation of fire systems and fire rating where required.
